Standardize your shot list. Every property is different, but there are standard shots you need to really highlight what pushes every hot button of future homeowners. Make sure you include shots of the following:
Prepare beforehand. There is nothing worse than arriving and working with equipment that isn't working or is missing altogether. Having the equipment checked out ahead of time means you won't have to scramble to pull off any shots.

Know the property inside and out. Before taking even one photo, walk around and familiarize yourself with the property. Every room has its best and unique angles. Demonstrate the lifestyle. Future owners want to be able to envision how they will fit in the new home. Showing off how spacious an empty living room can be nice, but it doesn't show how cozy it can be for a family of four. The goal is to sell the house and give the viewer a better sense of the space.
Staging the living room to reflect the possibility can make the difference your photo needs to convert a potential buyer into an owner. Simple additions such as a fluffy blanket draped neatly on the sofa or a coffee mug on the table can really set the stage for future homeowners.
Eliminate the distractions. For a potential buyer, there is nothing more off-putting than noticing something jarring or out of place. You don't want the buyer to be distracted by a crooked bedspread, open toilet, or anything else that takes away from the story you're trying to share.
Avoid unnatural camera angles. Don't stand on a chair or ladder while taking a photo and don't squat down low and point the camera up. Sometimes these angles work artistically (like photographing a downward angle of a beautiful, curved staircase) but in general, it's best to avoid it all-together. Using a tripod allows you to level your camera so that all your camera angles are straight.
